Located at the corner of Mission Street and Van Ness Avenue, 1500 Mission will be multi-use, mixed income development. The 1.2 million square foot property will feature 550 luxury apartment units and a 460,000 square foot office building. Additionally the building will have street level retail space, and twenty percent units for affordable and low income housing. Completion is expected in 2020.

Channel Lumber has partnered with design and construction teams since the inception of the project.

The development will be built at the crossroads of SOMA, Hayes Valley, and the Mission. This location is one of the last facades of 1970’s San Francisco, with the Goodwill store being the most notable landmark. Developers have had their sites on this location for years, as the neighborhood has been something of a no man’s land for decades. With development booming throughout San Francisco, various historical societies have pushed back on the development in attempt to preserve San Francisco’s iconic feel and style. Still, the project is fully underway, with several other large developments approved in the vicinity.

The once large and hard to navigate block will be divided into smaller blocks and pedestrian alleyways lined with shops, cafes, and businesses. The building itself will be wrapped in precast concrete, and will be designed to redirect the cold northwest winds away from public spaces.
